De fapt, avea ceva pamant acolo inca de prin \u009185, pe care isi construise o casa pescareasca, dar actele pe pamant le-a putut face abia in \u009190.&nbsp; <\/P>  <P align=justify>Afacerea lui Gaina a inceput in \u009194, cu o mica pensiune. Dupa cinci ani, inaugura hotelul Cormoran, devenit intre timp \u0084Complexul Cormoran\u0093: o pensiune, 10 vile, un hotel de trei stele si un hotel plutitor, adica o investitie totala de 4 milioane de euro. Pe un investitor care-si indreapta atentia spre Dunare pamantul il va costa mai mult decat pe Cornel Gaina. La gurile Dunarii, cel mai scump pamant e cel de la Sfantu Gheorghe: 25 euro\/mp. Preturile sunt mari, pentru ca s-au facut deja investitii in infrastructura si utilitati. La Uzlina, in schimb, pretul e de 5-10 euro\/mp, in functie de cat de apropiat e pamantul de fluviu.&nbsp; <\/P><\/SPAN>  <P class=text align=justify>Investitorii iau pamantul de la localnici: o familie detine, in medie, 5.000 de metri patrati. Iar preturile vor creste \u0084cu peste 50% pe an\u0093, apreciaza Cornel Gaina, estimand ca numarul locurilor de cazare in Delta \u0084va depasi 30.000, fata de 10.500, cate sunt in prezent\u0093. Chiar daca Delta este zona turistica la moda in materie de achizitii de terenuri, litoralul si zonele montane inca se cauta. Fie in scop pur speculativ, fie pentru constructia de pensiuni &#8211; iar preturile continua sa creasca.
