Retailul devine astfel un indicator al \u00eencrederii investitorilor \u015fi al capacit\u0103\u0163ii Rom\u00e2niei de a atrage capital pe termen lung.<\/strong><\/em><\/p>\n<p>\nInvestitorii locali devin principalii investitori din pia\u0163\u0103, repre\u00adzent\u00e2nd jum\u0103tate din tranzac\u0163iile din 2025, \u00een timp ce gigan\u0163i pre\u00adcum Iulius pariaz\u0103 1,3 miliarde de euro pentru viitoare proiecte, One United Properties restaureaz\u0103 fosta fabric\u0103 Ford pentru a o transforma \u00een destina\u0163ie gastronomic\u0103 premium, iar retail parkurile colonizeaz\u0103 ora\u015fe cu sub 50.000 de locuitori. Stocul modern totalizeaz\u0103 4,8 mil. mp, din care 70% sunt centre comerciale, restul retail park-uri, cu extindere vizibil\u0103 \u00een ora\u015fe sub 50.000 de locuitori.<\/p>\n<p>\nLa Iulius \u00een proiectul din Cluj-Napoca, Rivus intr\u0103 \u00een faza final\u0103 de autorizare: 142.000 mp retail, 70% pre-\u00eenchiria\u0163i, parc de 5,2 ha, multiplex IMAX \u015fi peste 30 de restaurante; investi\u0163ia dep\u0103\u015fe\u015fte 500 mil. euro. \u201eRetailul nu mai e doar ancor\u0103. Venim cu func\u0163iuni complementare \u2013 cultur\u0103, wellness, spa\u0163ii verzi \u2013 pentru a crea o destina\u0163ie\u201c, spune Oana Diaconescu, head of leasing, Iulius. La Constan\u0163a, pe 38 ha (fostul Oil Terminal), se contureaz\u0103 un proiect de peste 800 mil. euro, cu func\u0163iuni culturale, recreative, parc \u015fi gr\u0103din\u0103 botanic\u0103, retail \u015fi servicii publice \u2013 o destina\u0163ie activ\u0103 365 de zile\/an. \u00cen paralel, Palas Ia\u015fi intr\u0103 \u00een remodelare pe 80.000 mp, inclusiv deschiderea Primark la circa 3.000 mp, iar \u00een zona metropolitan\u0103 Ia\u015fi, Family Market Tome\u015fti &#8211; investi\u0163ie 29 mil. euro, 16.000 mp retail \u015fi 10.000 mp parc, testeaz\u0103 formatul de proximitate.<\/p>\n<p>\nOne United Properties finalizeaz\u0103 reconversia Halei Ford din Floreasca: 14.500 mp GLA, cu peste 2.000 mp terase la parter, dou\u0103 niveluri de parcare subteran\u0103 interconectate cu One Mircea Eliade\/One Tower. \u201eLa parter vom avea un concept premium Auchan \u015fi prima hal\u0103 gastronomic\u0103 \u00eentr-o cl\u0103dire monument; la etaj, un centru de wellness operat de un partener din Londra, \u00een premier\u0103 pe pia\u0163\u0103\u201c, spune Mihai P\u0103duroiu, CEO Office&#038;Commercial Division, One United Properties.
