Se a\u015fteapt\u0103 o cre\u015ftere suplimentar\u0103 a performan\u0163ei datorit\u0103 ader\u0103rii Rom\u00e2niei la spa\u0163iul Schengen, \u00eens\u0103 incertitudinea legat\u0103 de situa\u0163ia geopolitic\u0103 r\u0103m\u00e2ne un factor important de luat \u00een considerare pentru dezvoltarea viitoare a pie\u0163ei hoteliere din Rom\u00e2nia, inclusiv cea investi\u0163ional\u0103.\u201d, spune Alina Cazachevici MRICS, Partener, Head of Valuation &#038; Advisory, Hospitality &#038; Alternatives, CEE\/SEE la Cushman &#038; Wakefield<\/p>\n<p>\nPentru anul 2025 sunt programate dou\u0103 deschideri de hoteluri, reprezent\u00e2nd o renovare \u015fi o extindere.<\/p>\n<p>\nUna dintre cele mai importante deschideri din 2025 a avut deja loc, respectiv Corinthia Grand Hotel du Boulevard Bucharest din centrul ora\u015fului.<\/p>\n<p>\n\u00cen 2024 a fost finalizat un singur hotel \u00een Bucure\u015fti, respectiv Ramada by Wyndham Bucharest Otopeni Airport.<\/p>\n<p>\nCre\u015fterea pie\u0163ei hoteliere din Bucure\u015fti din 2024 a fost \u00een linie cu tendin\u0163ele \u00een Europa Central\u0103 \u015fi de Est (ECE &#8211; 6 &#8211; Bucure\u015fti, Bratislava, Budapesta, Praga, Sofia \u015fi Var\u015fovia), \u00eenregistr\u00e2nd un avans al venitului mediu pe camer\u0103 disponibil (RevPAR) cu 11,8% fa\u0163\u0103 de 2023 \u015fi cu 12,6% comparativ cu nivelul din 2019.<\/p>\n<p>\n\u00cen acela\u015fi timp, cu un avans de 7,3% Bucure\u015ftiul a \u00eenregistrat cea mai rapid\u0103 cre\u015ftere a tarifului mediu zilnic (ADR) dintre capitalele ECE, care a dep\u0103\u015fit astfel pragul de 100 de euro.<\/p>\n<p>\n\u00cen regiune, venitul pe camer\u0103 disponibil\u0103 a crescut cu 8,9%, \u00een mare m\u0103sur\u0103 pe fondul major\u0103rii tarifului mediu zilnic cu 4,7%.<\/p>\n<p>\n\u00cen acela\u015fi timp, rata de ocupare a crescut cu 2,5 puncte procentuale comparativ cu 2023, ajung\u00e2nd la 65,2% \u00een 2024 (dar cu 4,7 puncte procentuale sub nivelul din 2019).<\/p>\n<p>\nDin punct de vedere investi\u0163ional, Rom\u00e2nia a \u00eenregistrat \u00een 2024 un volum al tranzac\u0163iilor cu propriet\u0103\u0163i hoteliere de aproximativ 50 de milioane de euro, reprezent\u00e2nd 13% din volumul total de tranzac\u0163ii CEE-6 (Polonia, Cehia, Slovacia, Ungaria, Rom\u00e2nia \u015fi Bulgaria) de 399 de milioane de euro.<\/p>\n<p>\nVolumul tranzac\u0163ionat anul trecut reprezint\u0103 o cre\u015ftere de 93% fa\u0163\u0103 de 2023 \u015fi a fost generat de 7 tranzac\u0163ii, dintre care dou\u0103 \u00een Bucure\u015fti: Hotelul Ambassador, o proprietate care va beneficia de un process semnificativ de renovare \u015fi Sir Royal Bucharest.<\/p>\n<p>\n\u00cen acela\u015fi timp, un semnal pozitiv \u00eel reprezint\u0103 faptul c\u0103 cinci tranzac\u0163ii au avut ca obiect propriet\u0103\u0163i situate \u00een afara capitalei. Majoritatea propriet\u0103\u0163ilor tranzac\u0163ionate sunt pozi\u0163ionate \u00een segmentul mediu \u015fi mediu-plus.<\/p>\n<p>\nPe parcursul anului 2024, randamentele prime pe pia\u0163a de investi\u0163ii hoteliere din ECE au r\u0103mas constante, cu o u\u015foar\u0103 sc\u0103dere observat\u0103 pentru activele de top \u00een loca\u0163ii cheie.
