Un credit ipotecar \u00eenseamn\u0103 un avans de 15%, suma maxim\u0103 a creditului corelat\u0103 cu ve\u00adnitul \u015fi nicio restric\u0163ie de \u00eenstr\u0103i\u00adna\u00adre\/ rambursare anticipat\u0103. \u00cen ultimii pa\u00adtru-cinci ani, costurile celor dou\u0103 pro\u00adduse sunt relativ comparabile, de aceea am recomandat \u00eentotdeauna clien\u00ad\u0163ilor un credit ipotecar stan\u00addard\u201c, spune Anca Bidian, CEO al Kiwi Finance.<\/p>\n<p>\nSingurul avantaj al unui credit Noua cas\u0103, crede ea, r\u0103m\u00e2ne un avans mai mic, care poate fi v\u0103zut ca un avantaj ini\u0163ial. \u00cens\u0103 avansul mai mic \u00eenseamn\u0103 c\u0103, pentru acela\u015fi imo\u00adbil, suma creditului va fi mai mare, ceea ce va duce la rate mai mari \u015fi la o sum\u0103 total\u0103 de rambursat mai mare la finalul perioadei de creditare.<\/p>\n<p>\n\u201eTrebuie s\u0103 lu\u0103m \u00een considerare c\u0103 garan\u0163ia statului pentru creditele Noua cas\u0103 \u00eenseamn\u0103 c\u0103 orice acord de care, \u00een mod firesc, avem nevoie pentru un imobil ipotecat la banc\u0103 &#8211; de exemplu, pentru \u00eenchiriere, reabilitare bloc, v\u00e2nzare, refinan\u0163are, divor\u0163, etc &#8211; va fi dublat de un acord de la Ministerul de Finan\u0163e, ceea ce \u00eengreuneaz\u0103 foarte mult orice ac\u0163iune pe care dorim s-o facem cu acel imobil\u201c, mai spune ea.<\/p>\n<p>\nAstfel, la achizi\u0163ia unei locuin\u0163e, bugetul trebuie calculat cu mare aten\u0163ie \u015fi rigurozitate \u015fi nu este deloc indicat s\u0103 mergem cu gradul de \u00eendatorare la limit\u0103 \u015fi cu toate economiile din cont epuizate.<\/p>\n<p>\n\u201eUn credit ipotecar are costuri conexe \u00een procesul de achizi\u0163ie &#8211; evaluatori, notari, asigur\u0103tori, mobilare, mutare &#8211; \u015fi sunt multe evenimente neprev\u0103zute pe perioada lung\u0103 a unui credit ipotecar.
