Pentru restul anului sunt programa\u0163i pentru finalizare 130.000 mp \u00een cl\u0103diri precum Bucharest One \u015fi Green Court &#8211; B \u00een zona Centru Nord, George Enescu OB \u00een Centru, PC Business Center \u00een Nord \u015fi AFI Business Park IV&#038;V \u015fi Sema Office 3 \u00een zona de Vest&#8221;, arat\u0103 DTZ Echinox, \u00eentr-un comunicat.<\/p>\n<p>\nActivitatatea total\u0103 de tranzac\u0163ionare (cererea \u015fi renegocierile) a fost \u00een perioada analizat\u0103 de 56.000 mp. \u00cen compara\u0163ie cu perioada similar\u0103 a anlui trecut, activitatea de tranzac\u0163ionare este cu 8% mai sc\u0103zut\u0103.<\/p>\n<p>\nCererea a \u00eensumat 40.000 mp, fiind \u00eemp\u0103r\u0163it\u0103 \u00eentre extinderi\/noi intr\u0103ri &#8211; 58%, reloc\u0103ri \u00een interiorul stocului modern &#8211; 38% \u015fi reloc\u0103ri din clasa C &#8211; 11%. Per total, cererea nou\u0103 (extinderi, reloc\u0103ri din vile \u015fi spa\u0163ii de birouri clasa C \u00een spa\u0163ii de birouri moderne, \u015fi opera\u0163iunile noi, deschise fie de chiria\u015fi existen\u0163i, fie de companiile noi intrate \u00een pia\u0163\u0103) reprezint\u0103 aproximativ 70% din totalul cererii.<\/p>\n<p>\nMajoritatea cererii a fost \u00eenregistrat\u0103 \u00een zona Centru Nord &#8211; 61%, urmat\u0103 de Pipera Sud \u2013 15% \u015fi zona Central\u0103 de Business &#8211; 7%.<\/p>\n<p>\nActivitatea de renegociere \u015fi re\u00eennoire a termenilor contractuali a \u00eensumat 16.000 mp, 50% din aceast\u0103 suprafa\u0163\u0103 fiind \u00eenregistrat\u0103 \u00een Pipera Sud. Tendin\u0163a observat\u0103 \u00een 2014 continu\u0103 \u015fi anul acesta, doar chiria\u015fii deplin mul\u0163umi\u0163i de loca\u0163ia \u00een care se afl\u0103 opt\u00e2nd pentru renegocierea termenilor contractuali.<\/p>\n<p>\nCele mai mari tranzac\u0163ii ca suprafa\u0163\u0103 au fost Oracle, cu 10.000 mp \u00een Sky Tower, \u015fi Carrefour, care a pre\u00eenchiriat aproximativ 7.000 mp \u00een Green Court &#8211; B, ambele proiecte fiind localizate \u00een zona Barbu V\u0103c\u0103rescu &#8211; Floreasca. \u00cen general, suprafa\u0163a medie tranzac\u0163ionat\u0103 a fost de 600 mp, doar \u015fase tranzac\u0163ii pentru suprafe\u0163e mai mari de 1.000 mp fiind concluzionate \u00een T1.<\/p>\n<p>\nCei mai activi chira\u015fi continu\u0103 s\u0103 fie companiile din sectorul Tehnologiei \u015fi Telecomunica\u0163iilor, urmate de companiile din sectorul Retail \u015fi Servicii Profesionale.<\/p>\n<p>\nRata general\u0103 de neocupare pentru cl\u0103dirile de clasa A \u015fi B din Bucure\u015fti a ajuns la sf\u00e2r\u015fitul T1 la 14%, \u00eenregistr\u00e2nd o u\u015foar\u0103 cre\u015ftere &#8211; 70 de puncte procentuale &#8211; fa\u0163\u0103 de valoarea \u00eenregistrat\u0103 la sf\u00e2r\u015fitul lui 2014. \u00cen prezent, \u00een Bucure\u015fti sunt 309.000 mp de spa\u0163ii de birouri vacante, 25% fiind localizate \u00een zona Pipera Nord.<\/p>\n<p>\nCele mai sc\u0103zute rate de neocupare se \u00eenregistreaz\u0103 \u00een zona Central\u0103 de Business (Victoriei \u2013 Aviatorilor) \u2013 5% \u015fi \u00een zona de Vest &#8211; 6%. \u00cen compara\u0163ie cu trimestrul anterior, rata de neocupare \u00een Pipera Sud a \u00eenregistrat o cre\u015ftere de 400 de puncte procentuale.<\/p>\n<p>\nZona de Centru Nord are o rat\u0103 de neocupare de 10%, fiind singura zon\u0103 care a \u00eenregistrat o sc\u0103dere major\u0103 a ratei de neocupare.
